Mukono Land Disputes Underscore Property Rights Risks

Mukono, August 20, 2026 - Widespread land disputes in Mukono have highlighted persistent property rights risks in one of Uganda's fast-growing districts, with residents raising concern over alleged takeovers and contested land documents.

Lands Minister Judith Nabakooba said some people have been applying for special titles while original certificates remain with money lenders, relatives or lawyers, a practice that can deepen disputes and complicate land administration.

Local concerns include alleged attempts to take over land linked to Sempa Church of Uganda Primary School, Kajuule Memorial Primary School and Kiiso Church of Uganda Primary School, including playgrounds and gardens. Court delays have also been tied to stagnant judiciary funding over the past three years.

The disputes reinforce the importance of formal occupancy documentation and predictable adjudication for households, lenders and developers. For investors, land due diligence in peri-urban districts remains a core risk-management requirement.
